The first step in roof repair, is determining the exact damage that’s occurred. Most often the culprit will be visible and easily identified. Then there are times when water is running underneath the shingles several feet before coming out where it’s easily visible. It takes a total roof inspection to determine where the leak is actually occurring.
Common Areas That Need Roof Repair?
Valleys: All of the rain water. Nuts, branches, hail, anything that falls on your roof will normally make it’s way to a valley. The fact that all of the water has to go there to run off makes it a high wear area and they do tend to leak more than the large flat areas of a roof, so we do repair a lot of them.
Vents and Stacks boots: Improperly installed vents and stack boots can leak. Normally they are an easy roof repair and only take a few hours. When we come out on a roof inspection we take a good look at all of them and advise you of there condition. An ounce of prevention is always worth a pound of cure when it comes to repairing or avoiding roof repairs.
Skylights: It’s our experience that most skylights are improperly installed, and it’s only a matter of time till we get a call to repair replace them. Temporarily patching the leaking skylight is an option, but a lot of times the only permanent fix is to reinstall them with the correct methods.
Chimneys: Chimneys age with time and the mortar between the brick joints can wear out and cause the chimney to leak. Also they are flashed, then counter flashed with the counter flashing tucked into the mortar joints between the brick or stone. If properly done the chimney flashing can last 30 years or more. Sometimes a chimney will be in such bad shape that it needs rebuilding but this is rare.
Ridge Caps and Vents: Normally these two items are well behaved, but periodically we’re called out and see them leaking, normally it’s a loose nail head or a piece of cap is missing from a bad wind. Either way it’s normally easy to fix these types of roof repair.
